Pre-Funding Mortgage Audits
- Our highly experienced auditors conduct a comprehensive review that complies with quality control standards as set forth by Fannie Mae, Freddie Mac, FHA, VA, and USDA. In addition to this, UHS America will enhance the due diligence requirements to include any special documentation or requests that are unique to your business needs.
- Random Selection – The loan files are selected randomly every few days once the “Prior to Doc” (PTD) conditions have been signed off and the file is at the “Clear to Close” (CTC) stage. The number of files selected depends on the number of approved loans. An additional discretionary review may be performed based on the client’s risk appetite, i.e. high LTV or DTI, self-employed borrowers, investment properties, new products, jumbo or manually underwritten loans and new employees or 3rd parties.
- While no one can guarantee that all possible misrepresentation will be detected and/or prevented, UHS internal procedures provide significant and timely information to lenders as a tool for making underwriting decisions with a higher level of accuracy.
- UHS validates the authenticity of the loan application data, and a property valuation with a 24 to 48 hour turnaround time, allowing the client to cure any potential material issues prior to closing.
- Characteristics/circumstances related to trending errors or defects identified in previous audits.
- Complex income calculations
- Unique processing or underwriting guidelines (delayed financing, multiple financed properties, assets used as income, manual reserve calculations)
- Areas with high delinquency rates or rapid increases or decreased in property values
- Loans with higher risk characteristic like high LTV/DTI ratio, low credit score etc….
- New added branches/employees or trending errors made by a specific employee (loan officers, processors, underwriters, etc), contractor

Early Payment Default Review
Repurchases of Early Payment Default (EPD) loans can seriously harm your business and provide unnecessary distractions to your company goals. UHS can help lessen risks by helping ensure that you continue to meet HUD guideline requirements every month.
Flexibility and Speed – Outsourcing the EPD review process will free up your underwriting resources to avoid any interruption in production and allow you to stay within the allotted 60-days reporting timeline requirement.

Staff Appraisal Reviewer (SAR) Audits
VA recommends lenders who employ SARs to include a Quality Control Plan specifically monitoring the lender’s quality appraisal review process to identify any primary issues. The QC reports should be clear to provide corrective action planning when necessary.
Many of our staff members are accustomed to or were previously employed as a SAR. With our experience and ongoing training, UHS can provide the feedback and details you need to assist in monitoring quality reviews.
IRS IVES Audit
The IRS has announced that all IVES Participants must have a monthly ongoing and annual audit of the electronic signature log in order to participate using electronic signatures for IRS Forms 4506-C.
